The Residences at W Sentosa Cove Housing Loan Information

Two MAS rules decide how much a bank may lend on a home at The Residences at W Sentosa Cove: the loan-to-value (LTV) limit, measured against the price, and the Total Debt Servicing Ratio (TDSR), measured against income. The figures below were read from MAS on 27 October 2026.

The Residences at W Sentosa Cove Loan-to-Value Limits

The limit depends on how many housing loans the borrower already has outstanding. Each tier has a standard limit, a lower limit and a minimum share of the price that must be paid in cash.

When the Lower Limit Applies at The Residences at W Sentosa Cove

The lower limit applies when either of two conditions is met:

  • the loan tenure exceeds 30 years; or
  • the loan would extend beyond the borrower’s 65th birthday, using the income-weighted average age when two people borrow together.

A 33-year-old choosing a 35-year loan would finish at 68 and also exceed 30 years, so the lower limit applies; a 45-year-old on a 25-year loan stays within 30 years but finishes at 70, so it applies too. Loans on private homes can run for up to 35 years.

Lower limit

Over 30 years, or past age 65.

The loan limit drops to 55%, 25% or 15%, and minimum cash on a first loan rises to 10%.

The TDSR Test for The Residences at W Sentosa Cove Buyers

Total monthly debt repayments, including the new loan, may not exceed 55% of gross monthly income. The new loan is tested at a medium-term interest rate rather than the rate the bank quotes, so that a later rise in rates stays affordable.

Fixed salary counts in full. Car loans, other property loans and minimum credit card repayments are taken off first, and what remains is converted into a loan amount. The TDSR calculator for The Residences at W Sentosa Cove applies these rules for one or two borrowers.

CPF and the Remaining Lease at The Residences at W Sentosa Cove

The Residences at W Sentosa Cove stands on a 99-year lease from 31 October 2006, which runs to 30 October 2105, so about 79 years remain in October 2026. CPF Board ties the use of CPF savings to the remaining lease: savings can be used in full, up to the usual limits, where the lease covers the youngest buyer to the age of 95, and on a pro-rated basis where it does not, provided at least 20 years remain.

With about 79 years left, the lease covers any buyer aged 16 or over to 95, so the remaining lease does not reduce CPF usage for an adult buyer. CPF savings can then go towards the share of the price above the minimum cash, the monthly loan instalments and the stamp duty, within CPF Board’s limits on the price and the valuation.

About 79 years.

The lease runs to October 2105, long enough to cover any adult buyer to the age of 95 under CPF Board’s rule.

In-Principle Approval Before a Viewing at The Residences at W Sentosa Cove

Many buyers ask a bank for an in-principle approval before a viewing. It states how much the bank is prepared to lend on the information supplied, subject to final approval and a valuation, and turns the stamp duty, the booking fee and the cash share into firm figures. Each bank sets its own terms, including on the age of the borrower and the lease of the property, and its own validity period.

On a completed home the loan is drawn within weeks of signing, and repayments begin soon after. The TDSR calculator page sets out the completed-sale timetable.
